- Find the applications you need below, organized by department for easy access.
- Applications are listed alphabetically.
- Some applications are available online through our Permit Portal, while others must be submitted as PDFs or fillable forms. We’re working to bring more applications online soon.
- For Community Development and Planning/Zoning applications not available in the Permit Portal, you can submit your application in two ways:
- By email: Download the PDF form, fill it out, scan it, and email it along with any required submission items to Zoning@fairfaxva.gov. If there are large files to send, you may consider using a secure filesharing website such as Dropbox. You will be emailed an invoice for the application fee and instructions for payment.
- By mail: Download the PDF form, fill it out, and mail it together with a check for the application fee made payable to City of Fairfax and any required submission items to Community Development and Planning, 10455 Armstrong Street, Fairfax VA 22030.
- For applications not available in the Permit Portal for the other City Departments, open the linked PDF or webpage for submission instructions or contact the Department directly with questions.

Fire Prevention Code (FPC) Permit | Code Admin | Link to PDF | This permit is required when a Fire Marshal inspection is performed. For commercial spaces, this inspection will take place annually. Inspection: Backflow Prevention | Code Admin | Link to PDF | This is a third-party inspection that must be completed in advance of your FPC inspection (see separate item in this table). The linked form must be filled out by the testing company and either emailed to Code Administration (email to the left) in advance of your FPC inspection or given to the Fire Marshal at the time of your FPC inspection. Residential Accessory Use Permit | Planning/ Zoning | Permit Portal | Apply for an Accessory Dwelling Unit, keeping of chickens or bees, and Minor Home Occupations (businesses operated out of a home). |
Residential Use Permit (RUP) | Planning/ Zoning | N/A | A RUP is needed in addition to a Certificate of Occupancy in order for a residence to be legally occupied (see separate item on this page). This requires inspections by various City staff and is issued as part of the Zoning Permit – Residential review process (see separate item). |

Sign Permit - Permanent | Planning/ Zoning | Permit Portal | Required to install permanent signs for businesses (wall-mounted, ground-mounted, window, awning, etc.). A valid Commercial Use and Occupancy Permit must be approved prior to a sign permit being issued. |
Sign Permit - Temporary | Planning/ Zoning | Permit Portal | Required to put up a special event sign or a yard sign greater than 12 SF and up to 36 SF in single-family or townhouse residential districts. Small Cell Antennas and Wireless Facilities License Agreement | Public Works | Link to PDF | Required to install or replace small cell telecommunications facilities in the City’s right-of-way. A ROW Permit is also required for new facilities (as opposed to modifications to existing facilities, see separate item on this page). |
Special Events – Temporary Use Permit | Planning/ Zoning | Permit Portal | Required to operate temporary special events such as car shows, carnivals, circuses, dog shows, festivals, fairs, and fireworks shows. Allows for an event not more than 10 days in a six-month period. |

Tree Removal Permit | Planning/ Zoning | Permit Portal | Required to remove a tree from your property that is 5 inches in diameter at standard height (4.5 feet above the ground). For properties zoned RL, RM, or RH, a permit is only needed if the property is larger than half an acre. |
Tree Trimming and Removal in ROW and Parks | Public Works | N/A | Dominion provides routine tree trimming services for their overhead powerlines on a 3-4 year cycle. Issues can be reported to Dominion by calling 1-866-366-4357. Zoning Compliance Letter | Planning/ Zoning | N/A | This letter, authored by the Zoning Administrator, responds to specific questions about the current zoning of a property and/or the history of approvals and violations on a property. This can be requested by sending a written request on letterhead as an attachment to an email to Zoning@fairfaxva.gov. The request should contain the street address, tax map number, and letter recipient contact info. A flat $525 fee will be invoiced to you via email upon receipt. |
